McKinney, Prosper & Celina: Permanent Holiday Lighting in North DFW's Fastest-Growing Cities

McKinney, Prosper, and Celina are the fastest-growing residential markets in DFW. New construction, organized HOAs, and a strong demand for high-end exterior lighting. Here's how we approach each.

McKinney (Adriatica, Tucker Hill, Stonebridge Ranch): mix of traditional two-story homes and a few estate sections. Most installs run $5,500–$9,500. Stonebridge Ranch's ARC accepts our standard submission packet; Tucker Hill prefers the channel pre-painted to a specific Sherwin-Williams color we already stock.

Prosper (Whitley Place, Windsong Ranch, Lakes of La Cima): newer construction with cleaner rooflines. Average install $4,700–$10,300. Windsong Ranch is one of our most-installed communities in north DFW — we have a 100% ARC approval record there.

Celina (Light Farms, Mustang Lakes, Creeks of Legacy): the boom market right now. Most homes are 1–2 years old with HOAs that wrote permanent lighting into their guidelines from day one. Investment $4,000–$9,000.

Across all three cities, we file the ARC packet on your behalf, pre-paint the channel to fascia color, and complete most one-story installs in a single day. Two-story homes typically run 1.5–2 days.
