Southlake and Westlake estates aren't just bigger versions of a Plano build — they're a different design problem entirely. Three- and four-story facades, gated motor courts, mature live oaks 40 feet tall, and architectural detail that deserves more than a single layer of light.

We design these projects in three layers. Layer one: permanent roofline lighting traces the architecture — gables, dormers, porte-cocheres. Tier-tier RGBW with hidden channel, $9,500–$14,500.

Layer two: brass landscape uplighting on the live oaks and architectural specimens. 5–9 well-lights per mature tree, multiple transformer stations, $6,500–$12,000.

Layer three: architectural accents — column wash on entry columns, soffit downlight on covered entries, gate-pillar accent lights, and path lighting along the motor court. $3,500–$7,500.

A complete Southlake or Westlake estate package typically runs $19,500–$34,000. Boom-lift labor is itemized for anything above three stories. Bundled installs save 15–20% versus phased projects because the crew, materials, and trenching only mobilize once.
